The Green Swing is an ambitious and multi award winning grouped dwelling development completed at the end of 2012 in the Town of Victoria Park. It consists of two townhouses and two apartments. It is the brainchild of two local couples – Mark & Alana and Eugenie & Helmuth.
Amongst many ESD features the project showcases straw bale and reverse brick construction, shared rainwater harvesting, grey water disbursement and a neighbouring community garden designed by Josh Byrne from Gardening Australia. All dwellings are designed to make the most of the sun’s energy in the winter and to use shading, proper ventilation and thermal mass to dispense with air-conditioning in the summer. The design has resulted in very high energy ratings, including a 10 star 2-storey home which is thought to be the first in WA! A life cycle design analysis was conducted which shows that at least one of the homes is carbon neutral.
Building double storey and utilising the roof space maximises living areas on a small footprint (between 60 and 75 sqm). Small building footprints and restricting car access to the front of the property resulted in 60% open space on the small 839sqm block. Much of this space consists of shared waterwise and productive gardens and there is also a common outdoor kitchen/entertainment area.
The awards included HIA Greensmart Villa/Townhouse Development 2014 and HIA WA Greensmart Home of the year 2014. The project is also the WA case study in the Your Home publication.
